Lease finalised; tenancy plan received
Designer/Architect engaged
Inspect Tenancy/site and conditions
Concept Design created and sent to landlord RDM for review/approval
Preliminary drawings completed and sent to Landlord RDM for review/approval
Update preliminary drawings as required by RDM and resubmit for final approval and owners consent letter
Submit consultant drawings details as required by RDM: Structural Mechanical
Submit stamped drawings to PCA for certification (CC/CDC) and ensure all requirements are met (state by state)
Send drawings out to tender and engage shopfitter
Confirm Landlord works/CAT 1’s and get a SOW from landlord
Procurement to be ordered and locked in – joinery, lighting

Stage 2: Pre-fitout Process

Advise TDM and RDM of selected shopfitter.
Receive detailed SOW from shopfitter including landlord works/CAT 1’s
Arrange pre-start meeting onsite with shopfitter and TDM and any stakeholders as required
Receive CC/CDC and send to relevant stakeholders - landlord
Handover project to shopfitter and manage the process alongside them.
Ensure all inductions have occurred
Start on-site

Attend site 3 -4 times during fit out period to ensure it is running on time and within scope & Budget
Asses any risks and resolve in an efficient and timely manner as they arise
Monitor and assess any variations that arise and obtain approval from tenant/retailer
Ensure all joinery, fixtures and fittings are delivered on time
Ensure tenancy is ready for handover back to client complete and ready for landlord final inspection
Facilitate PCA and engineer/mechanical final sign off and inspection for OC
Assist client as needed with bump in and open to trade

Ensure all defects are completed withing agreed period (usually 14 days)
Final meeting to discuss project and possible improvements for next fitout
Standard fitout period –– 16 weeks
